Squeezed between multiple buildings, the limited staging area became one of the challenges to manage. The constrained footprint on the project site dictated several adaptations including the use of a tower crane to create much needed working space. In addition, materials were managed as a just-in-time process, requiring the utmost attention to schedule and coordination by the Bird team.
Using value engineering analysis, Bird provided the client with several options to reduce costs and construction schedule. Among these was the switch from masonry construction to pre-cast concrete walls for floors three to 16, while the basement and first two floors remained cast-in-place to ensure structural integrity. This allowed the team to complete the tower construction in almost half of the time of that originally anticipated.
