The project combined a site-built podium on a drilled pile foundation with podium up modular suites that complete the 8,350-square-metre steel frame structure with metal siding, vinyl windows, and a fully built-up roofing system. The 63 prefabricated modules were delivered fully finished and craned into place. The scope of work also included the management of all preconstruction tasks, design development, construction and civil work, as well as site management. A service road was built for hotel access, and underground services for power and utilities were installed. Among the complex logistical challenges overcome by the team was the transportation of construction materials and equipment to the geographically isolated city.
As per the Qikiqtaaluk Corporation, the modular solution significantly reduced the cost of a site-built budget and reduced the schedule by close to a year. A prototype modular unit was produced by Stack Modular’s international supply chain in less than four weeks for client approval. The modular units, which are of the highest quality level in the industry, also feature outboard insulation that optimizes thermal performance and assists in creating an energy-efficient building envelope and superior soundproofing between guest rooms.
